Lennar Homes to Break Ground on 36 New Townhomes in Pasco County

Construction is set to begin soon on 36 new townhome units in Pasco County as part of a larger master-planned development.

National homebuilder Lennar Homes, headquartered in Miami, is leading the project, which encompasses six multifamily buildings across a total of 345 acres within the New Port Corners master-planned community in New Port Richey, according to Pasco County property records.

The townhomes will be located along Homebound Way, bordered by Plathe Road to the south, De Cubellis Road to the north, and Little Road to the east and west.

New Port Corners is designated as an active adult community—a Lennar brand catering exclusively to residents aged 55 and older. Planned amenities include a pool, clubhouse, fitness center, dog park, pickleball courts, and bocce ball areas.

According to Lennar’s website, the multifamily units feature three floor plans ranging from approximately 1,400 to over 1,700 square feet, each offering two bedrooms, two bathrooms, and space for a golf cart.

Site plans for the development have been approved and divided into two phases:

Phase 1 includes:

  • 42 single-family homes on 50’x120’ lots

  • 57 single-family homes on 40’x120’ lots

  • 107 townhomes

  • 13 single-family rear-loaded detached units

  • 16 rear-loaded townhomes

Phase 2 includes:

  • 241 single-family homes on 50’x120’ lots

  • 126 single-family homes on 60’x120’ lots

  • 112 townhomes

Clearview Land Design LP is serving as the project engineer. Lennar Homes declined to comment on the development.

The builder remains active in Pasco County, recently filing permits in September for a new subdivision featuring 190 townhomes in Holiday.
