Hurricane-Damaged Rocky Point Hotel to Be Redeveloped into Mixed-Use Towers

A long-shuttered hotel on Tampa’s Rocky Point that was damaged during Hurricane Helene in 2024 may soon see new life as a modern mixed-use development.

Indianapolis-based developer Equicor has submitted plans to redevelop the former Godfrey Hotel and Cabanas site—approximately 6.6 acres along the Courtney Campbell Causeway—into two 14-story towers featuring 489 multifamily units, 215 hotel keys, and a host of related amenities. The proposal also includes a parking garage with more than 1,100 spaces.

While the new plan maintains the same number of hotel rooms as the former Godfrey property, it introduces residential components for the first time, positioning the project as a key addition to Tampa’s evolving waterfront skyline.

Gensler is listed as the project architect, with Kimley-Horn serving as the engineer of record. Jake Cremer, a partner at Barbas Cremer PLLC, represents the developer.

According to project documents, “the applicant is leveraging coastal resiliency best management practices to transform a defunct hotel site into a desirable mixed-use destination to live or visit. Its proximity to major interstates, arterial highways, and Tampa International Airport makes it a prime location for growth and redevelopment, while minimizing travel distances during evacuation scenarios.”

Rocky Point has been a focal point for redevelopment in recent years. Earlier in 2025, the family behind the Rusty Pelican restaurant announced plans to demolish the longtime dining and event venue to make way for luxury waterfront apartments—further signaling a new era of transformation along Tampa Bay’s western gateway.
