National developer Greystar is advancing plans for a 336-unit apartment community near Sarasota Bradenton International Airport.
The project, now named Birchway Sarasota—previously known as Marlowe Sarasota—is planned off 21st Street East in Manatee County and will be developed in three phases, according to plans submitted to the Southwest Florida Water Management District on Oct. 22. The Charleston-based real estate firm purchased the 17-acre site in March for $12.9 million.
Birchway Sarasota will be part of the SRQ Logistics Center, a 300-acre master-planned community at University Parkway and U.S. 301, anchored by an Amazon last-mile warehouse. A United Natural Foods Inc. distribution center also broke ground within the development in 2023.
Plans call for a single-story parking garage, a 7,000-square-foot clubhouse, pool deck, and amenity courtyard, along with multiple four-story residential buildings. Later phases will add additional garages and residential structures.
The garden-style community will feature 168 one-bedroom, 144 two-bedroom, and 24 three-bedroom units, totaling 609 parking spaces, including 63 garage spaces.
According to Greystar, the Birchway brand reflects “the classic feel of a suburban garden-style community with the upscale features of an urban property.” The rebranding moves away from the Marlowe name, aligning it with Greystar’s evolving portfolio in Florida, which includes Marlowe Gateway in St. Petersburg and Marlowe South Tampa.
