February 7, 2025Miami Developer Unveils Luxury Apartments in Tampa’s West River District
A Miami-based developer has officially opened a luxury apartment complex on the Tampa Heights waterfront.
Manor Riverside, an eight-story community featuring 360 apartments and 16,000 square feet of amenity space, is now welcoming residents. Developed by Related Group, the project joins the company’s portfolio of Manor-branded communities across the Tampa Bay area, including Manor Harbour Island (now Icon Harbour Island) and Manor Riverwalk (now Arabelle). In early 2022, Manor Riverwalk sold for over $200 million, briefly setting a record for the highest price per unit in Tampa before Novel Midtown surpassed it later that year.
Manor Riverside offers studio, one-, two-, and three-bedroom floor plans, with sizes reaching up to 1,571 square feet. Rents range from $1,875 to $4,323 per month.
Originally breaking ground as Manor West River, construction on the project began in November 2022, with Balfour Beatty plc serving as the general contractor.
"With its Charleston-inspired architecture and curated art collection, the project brings a unique aesthetic to the area," Related Group said in a statement.
The community is within walking distance of a new Publix Super Market, which Related says will open soon.
Manor Riverside is part of the larger West River district, a mixed-use redevelopment that includes market-rate, affordable, and age-restricted housing. Related’s affordable housing division, in partnership with The Urban Development Group, was selected as the district’s master developer in 2016. In 2017, the city demolished North Boulevard Homes, a former public housing complex, to pave the way for the transformation. The nearby Julian B. Lane Riverfront Park also underwent a $35 million renovation to attract private investment to the area.
For Related Group, the Tampa Bay region represents its second-largest market outside of Miami. The developer’s first local project, Pierhouse at Channelside, was completed in 2014.
