Flexible-use hospitality and multifamily operator Placemakr has expanded its footprint in Texas with the launch of four new properties, increasing the company's total operations in the state to over 800 units.
This expansion includes the acquisition of Placemakr Downtown Austin, formerly known as 3Waller, a 259-unit property in downtown Austin, and the introduction of Placemakr's first smaller property under a new brand concept, "Hosted by Placemakr," with 24 units.
Placemakr Downtown Austin, part of the company's core line of apartment-style hotels, offers a blend of home and hospitality for short-term and extended-stay travelers. The building features fully furnished studio, one-bedroom, and two-bedroom units, along with amenities such as an outdoor pool, fitness center, guest lounge, co-working space, and a communal kitchen with dining and entertaining areas.

The Hosted by Placemakr concept, designed for buildings with fewer than 75 units, will offer a seamless tech experience and 24/7 virtual support. Littlefield Lofts, Hosted by Placemakr, overlooking Austin’s historic 6th Street, will be the first property under this brand.

This concept emphasizes our mission to blend home, hospitality, and technology seamlessly and provides a valuable solution for owners of smaller multifamily buildings looking to increase net operating income with a furnished program,” says Fudin. “As traveler preferences continue to evolve, we will create spaces that adapt to these future needs, starting with Littlefield Lofts as a key step toward this integrated vision."
In addition to the acquired property and new brand concept, Placemakr will manage its first two exclusively residential properties in San Antonio. “Placemakr has developed a platform that supports multifamily, hospitality, and commingled uses. Our expansion into San Antonio includes properties that will be leased as fully multifamily residences, with access to our signature hospitality services," Fudin adds.
The '68 and 1221 Broadway are joining Placemakr's San Antonio portfolio, which already includes The Maverick, Powered by Placemakr, an apartment-style hotel currently in operation.
