Eisenhower Property Group Transfers 19 Acres in Parrish for Future Commercial Use

A Tampa-based real estate developer has sold nearly 20 acres of vacant land designated for commercial use in Manatee County.

Eisenhower Property Group has sold 19 acres of commercially zoned land to KC Buckeye West LLC, a joint venture between Delray Beach–based Kolter Group and Columbus, Ohio–based developer Casto. The transaction closed Thursday, according to a company release. The property is located within Oakfield, a master-planned community in Parrish.

“EPG Commercial is a growing division of Eisenhower Property Group,” said Jeffery Hills, president and CEO of Eisenhower Property Group, in a statement. “This latest transaction reflects that growth and allows us to continue delivering neighborhood-oriented retail and services that enhance the communities we develop.”

Financial terms of the deal were not disclosed.

The parcels are part of Eisenhower Property Group’s broader vision for Oakfield, a 1,900-acre master-planned community expected to include more than 4,500 residential units at full buildout. Several national homebuilders are already active in the development, including D.R. Horton, Centex, Pulte, Homes by WestBay, Ashton Woods, Starlight, Meritage Homes and Stanley Martin Homes.

In addition to the recent sale, Eisenhower Property Group is currently marketing a separate 6-acre commercial parcel located at the corner of Buckeye and Sawgrass Road.

“Kolter and Casto have a strong track record of delivering high-quality commercial and residential developments throughout Florida,” said Troy Simpson, president of Kolter’s mixed-use division. “We look forward to contributing to the continued growth of the Buckeye Road corridor through this partnership.”

Oakfield is positioned to play a significant role in Parrish’s ongoing growth, driven by its proximity to Lakewood Ranch, Sarasota, Tampa and St. Petersburg. The area has seen increased investment in recent years, including funding announced earlier this month for the construction of Rye Ranch Elementary School to help address local school overcrowding.
