Tampa Developer Expands Westshore Portfolio with Strategic Acquisition

A Tampa-based developer has further expanded its presence in the Westshore business district with the acquisition of another aging office property, bringing its total land assemblage in the area to more than three acres.

Eisenhower Property Group (EPG), which purchased Westshore Square in early November, announced Thursday that it has acquired the adjacent site at 701 N. Westshore Blvd. The 0.6-acre parcel includes an 18,500-square-foot office building currently 60% occupied. Earlier this month, EPG said it envisions a “world-class, mixed-use redevelopment” for the site.

“Similar to our recent acquisition of Westshore Square, there are no immediate redevelopment plans as we continue establishing a connected and meaningful footprint within Tampa’s thriving Westshore district,” said Jeffery Hills, president and CEO of Eisenhower Property Group.

EPG did not disclose the purchase price for 701 N. Westshore Blvd. but confirmed the deal was completed as an all-cash transaction. The seller was a New Port Richey–based entity. As of Thursday, the deed had not yet been recorded in Hillsborough County property records.

Property records indicate EPG paid $12.6 million for Westshore Square at 4600 W. Cypress St.

Two additional parcels—located immediately north and east of the newly acquired site—remain potential additions that would give EPG full control of the prominent corner at Westshore Boulevard and Cypress Street. These include the 1.16-acre property at 4720 W. Cypress St. and the 0.31-acre parcel at 716 N. Renellie Drive.
